Smartworks Coworking Spaces Limited, India’s largest managed office platform by total area under management, has achieved a historic milestone by signing a licence agreement for over 8,15,000 sqft at Eastbridge, Mumbai — a flagship commercial development by Regalia Office Parks Pvt. Ltd., the commercial division of the Hiranandani Group.

The Eastbridge campus in Vikhroli (West) will be the world’s largest managed office space, making it the biggest-ever global lease by a flexible workspace provider and underscoring Smartworks’ leadership in the managed office segment. With this, Smartworks now operates six campuses across India, each spanning over five lakh sqft, reinforcing its dominance in the enterprise workspace category.
Strategically located on LBS Marg in one of Mumbai’s fastest-growing business hubs, the campus is scheduled to become operational in Q4 of CY 2026. The location offers excellent connectivity — via Central Railway (Vikhroli station), Jogeshwari–Vikhroli Link Road (JVLR) connecting the Eastern and Western Express Highways, the upcoming metro line, and a planned flyover linking LBS Marg directly to the Eastern Express Highway.
Commenting on the landmark agreement, Neetish Sarda, Founder and Managing Director of Smartworks, said: “Our alliance with the Hiranandani Group for Eastbridge marks a major milestone in Smartworks’ journey. With this new centre set to become the largest managed campus globally, we continue to break our own records and set new benchmarks in the managed workspace segment.
Smartworks already operates some of the largest managed campuses in the country, and Eastbridge surpasses all previous milestones. Our collaboration with the Hiranandani Group reflects a shared vision of creating sustainable, people-centric campuses that empower enterprises and shape the future of work.
Eastbridge is envisioned to go beyond conventional workspace design — featuring open, collaborative, and wellness-driven environments such as an entry plaza, amphitheatre, super-tree greenscape, yoga and meditation zones, jogging tracks, bicycle parking, and a Miyawaki mini forest.”
Adding to this, Niranjan Hiranandani, Founder and Chairman, Hiranandani Group, said: “Our partnership with Smartworks for Eastbridge reflects a shared belief in the future of large, people-first campuses. Eastbridge is more than just a development; it symbolises how design, sustainability, and scale can converge to create truly global-standard workplaces. Smartworks’ proven leadership and operational expertise make them the ideal partner to bring this vision to life.”
Eastbridge has been designed and pre-certified to the highest global benchmarks — WELL Certified Core, IGBC Gold Green Building, and IGBC Gold Health & Well-being standards. The campus integrates advanced sustainability features, including green energy systems, organic waste converters, EV charging stations, rainwater harvesting, and lush landscaped gardens with green buffers.
With Eastbridge, Smartworks further strengthens its leadership as the pioneer of the “Managed Campus” model, combining scale, flexibility, and operational efficiency for enterprise clients. This milestone follows its recent expansion of 557,000 sqft at Tata Realty’s Intellion Park, Navi Mumbai, reaffirming the company’s position as the driving force in India’s flexible workspace revolution.
