Axis Commercial Real Estate Fund (Axis CRE Fund), in partnership with global real estate major Tishman Speyer, has broken ground for “The Cube”, a Grade-A commercial development coming up at FinTech City, Nandambakkam—a flagship infrastructure initiative conceptualised by TIDCO. Axis CRE Fund secured one of the first two plots through a competitive auction process.
The ceremony, held at the project site, was attended by key leaders from the Tamil Nadu government and industry, including TRB Rajaa, Minister for Industries; T M Anbarasan, Minister for MSME; Arun Roy, Industries Secretary; and Sandeep Nanduri, Managing Director, TIDCO. Axis Asset Management Company was represented by B Gopkumar, while Tishman Speyer India was represented by Parvesh Sharma.

The joint development will create approximately 400,000 sq ft of premium commercial space designed for BFSI and fintech enterprises, further strengthening Chennai’s standing as one of India’s fastest-growing business hubs. The Cube will feature contemporary amenities, sustainable design standards and future-ready infrastructure tailored for high-performance financial and technology operations.
Gopkumar said the development reinforces the fund’s confidence in Tamil Nadu’s rapid economic momentum. Rajaa described the project as a symbol of Tamil Nadu’s capability to create world-class infrastructure that attracts top global companies and talent. Sharma emphasised Chennai’s rise as a dynamic commercial market and highlighted The Cube as a major milestone in Tishman Speyer’s India growth trajectory.
The Cube also marks the first investment of the Axis Commercial Real Estate Fund, a Category II AIF that focuses on development-stage commercial real estate in eight key Indian markets. Through its partnership with Tishman Speyer, the fund aims to build high-quality office assets capable of drawing leading global and domestic tenants.
