From Policy to Procurement: CREDAI Tamil Nadu unveils a new growth engine for real estate with STATECON 2026 and FAIRBUILD

CHENNAI, OCT 7

Tamil Nadu’s real estate story is moving beyond the State’s established urban centres—and CREDAI Tamil Nadu is seeking to match that expansion with a new model that brings policy, investment, technology, construction and procurement under one roof. The organisation will host the fifth edition of its flagship STATECON 2026 on October 11 and 12 in Chennai, alongside the inaugural FAIRBUILD 2026, a B2B exhibition designed to connect developers directly with manufacturers, suppliers, OEMs and technology providers.

  • Fifth STATECON to bring developers, policymakers, financiers and technology leaders together on October 11-12
  • FAIRBUILD 2026 to create a B2B bridge between developers and the construction products ecosystem
  • CREDAI Tamil Nadu to expand presence from 10 to 15 cities with five new chapters
  • Purchase teams from member developers across Tamil Nadu to be brought directly to FAIRBUILD
  • AI, PropTech, robotics, construction technology and changing homebuyer needs to dominate STATECON agenda

The twin platforms are expected to bring together CREDAI members from across Tamil Nadu, policymakers and leaders from real estate, finance, technology, construction and allied sectors. The Tamil Nadu Chief Minister and State Ministers are expected to attend. JLL is the Knowledge Partner for STATECON 2026.

The larger ambition is clear: while STATECON will debate the forces shaping the next decade of real estate, FAIRBUILD will seek to convert those conversations into business relationships, product discovery and procurement opportunities on the exhibition floor.

Tamil Nadu’s real estate map is getting bigger

“Tamil Nadu has tremendous potential, and that potential is now spreading well beyond Chennai. Cities such as Coimbatore, Madurai, Tiruchirappalli, Hosur, Salem and Thoothukudi are all growing at the same time, and our industry must grow with them,” said W S Habib, President, CREDAI Tamil Nadu.

The expansion is also reflected in CREDAI Tamil Nadu’s organisational footprint.

“CREDAI Tamil Nadu is present in 10 cities today. At STATECON, we will welcome five new chapters – Nilgiris, Kodaikanal, Thanjavur, Vellore, taking our presence to 15 cities. This brings organised, responsible development closer to where people are building their lives,” he said.

Habib said closer government-industry engagement would be crucial to unlocking the State’s next phase of development.

“To unlock the State’s full potential, we will keep working closely with the Government. Our priorities are progressive policies, greater ease of doing business, faster and more transparent approvals, digitisation and sustained investment in urban infrastructure. When policy moves ahead of demand, investment follows with confidence,” he added.

The expansion of CREDAI’s chapter network also signals the growing importance of tier-II and emerging urban centres in Tamil Nadu’s real estate and infrastructure landscape.

STATECON 2026: Where the next decade of real estate will be debated

STATECON 2026 will focus on the structural changes reshaping the real estate industry—from evolving homebuyer expectations and access to capital to policy, ease of doing business and technology-led transformation.

The agenda will also examine the impact of Artificial Intelligence and PropTech, along with the growing role of robotics and emerging construction technologies in project planning, execution and delivery.

In a statement Srikumar Swaminathan, Secretary, CREDAI Tamil Nadu said;

“We have designed STATECON around subjects that have a direct bearing on the future of real estate in Tamil Nadu. The way people buy homes, the way projects are financed and the way buildings are built are all changing quickly. STATECON gives developers, policymakers, financiers and technology partners the chance to sit in the same room and talk openly about these changes. We want every delegate to leave with clarity and fresh ideas they can apply to their own projects,” he added.

With technology increasingly influencing everything from property discovery and financing to construction management and project delivery, STATECON is positioned as a forum for examining not merely the current market but the forces likely to define the sector over the coming decade.

FAIRBUILD 2026: Turning the construction ecosystem into a marketplace

Running alongside STATECON, the first edition of FAIRBUILD 2026 will showcase construction materials, technologies, products and solutions from manufacturers, vendors, technology companies and service providers serving the real estate and construction industry.

S Sivagurunathan, Advisor, CREDAI FAIRBUILD in a statement said;

“A real estate project today is the result of an entire ecosystem working together. Developers are at one end of that ecosystem. Behind every project is a large network of manufacturers, suppliers, technology providers and service partners. FAIRBUILD brings all of them together under one roof. We are not positioning it as a display exhibition. It is a serious business platform where developers can discover new products, evaluate solutions and build relationships that turn into real procurement,” he added.

That distinction is central to FAIRBUILD’s positioning. Rather than functioning solely as a conventional exhibition, the platform seeks to place products and solutions in front of the people who can evaluate, negotiate and ultimately procure them.

Purchase teams move from the boardroom to the exhibition floor

In a significant initiative for the inaugural FAIRBUILD, CREDAI Tamil Nadu is bringing the purchase teams of its member developers from across the State directly to the exhibition.

Dedicated stay arrangements are being made to enable the teams to participate fully and spend meaningful time engaging with exhibitors over both days.

In a statement Gugan Ilango, Convener, STATECON & FAIRBUILD 2026 said;

“We wanted FAIRBUILD to deliver real value to every exhibitor, and that means putting suppliers in front of the people who actually make buying decisions. So, we are bringing the purchase teams of our member developers from across the State to Chennai and taking care of their stay so they can spend both days on the floor. For a supplier, that means meeting decision-makers from across the State in one place. For our members, it means comparing products, negotiating directly and sourcing better for their upcoming projects. With STATECON and FAIRBUILD running side by side, the ideas discussed in the conference hall can turn into business on the exhibition floor,” he added.

The initiative could give FAIRBUILD a distinctly transaction-oriented character, with suppliers gaining access to a concentrated pool of potential buyers while developers get an opportunity to compare products, technologies and commercial propositions in one location.

From conversation to collaboration—and from ideas to procurement

Together, STATECON and FAIRBUILD seek to create a continuum across the real estate value chain: policy and ideas in the conference hall, technology and solutions on the exhibition floor, and potential business relationships connecting the two.

The twin events are expected to provide a common platform for developers, policymakers, financiers, technology companies, manufacturers, vendors and other stakeholders to examine the opportunities and challenges that will shape Tamil Nadu’s next phase of real estate growth.

As Tamil Nadu’s development footprint expands beyond Chennai, the twin platforms are also designed to reflect a broader industry reality—the future of real estate will increasingly depend on how effectively policy, capital, technology, infrastructure and supply chains work together.
