In a defining leap for Ahmedabad’s commercial real estate ecosystem, Venus Group has successfully institutionalised over 2,07,838 sq. ft. of premium office space at Stratum at Venus Grounds by listing it under a Real Estate Investment Trust (REIT)—a landmark move that places the city firmly on the radar of global investors.

This transaction—among the first of its kind from Ahmedabad—has been executed through PropShare Celestia, India’s pioneering Small and Medium (SM) REIT platform. The deal reflects a decisive shift, where high-quality office assets from emerging business hubs are now attracting structured institutional capital.

Strategically located at Nehrunagar, the asset spans multiple floors within Stratum and is fully leased to a diverse portfolio of multinational corporations and Fortune 500 firms—ensuring stable, long-term rental income and strong valuation potential.

The third SM REIT scheme by PropShare Celestia, with an issue size of ₹244.65 crore, saw robust investor enthusiasm. Open between April 10 and April 16, the offering was oversubscribed 1.33 times—signalling a growing appetite for income-generating commercial assets outside traditional metro strongholds.

Stratum at Venus Grounds stands tall as a benchmark Grade-A development and an IGBC Platinum-certified green building. Spread across one of the largest land parcels in the micro-market, the project boasts nearly 1 million sq. ft. of built-up area, featuring expansive, efficient floor plates tailored to modern corporate needs. Adding to its distinct appeal is the 16,000 sq. ft. Activatrium—a dynamic space curated to foster collaboration and workplace vibrancy.
